Whether you need a plumber, an electrician or a roofer, hiring the right pro is the most important part of any home project. These questions will help you compare contractors and avoid costly surprises.
1. Are you licensed in this state?
Many trades, such as electrical, plumbing and HVAC, require a state or local license. Ask for the license number and check it on your state licensing board’s website. You can also use our home service provider directory to look up licensed pros by city.
2. Are you insured?
Ask for proof of general liability insurance and workers’ compensation. Without it, you could be responsible if someone is hurt on your property.
3. How long have you been in business?
An established company is more likely to be around to honor its warranty. Ask for the business name and address, and look it up online.
4. Can you provide references?
Ask for two or three recent customers with similar projects. Call them and ask whether the work was on time, on budget and done well.
5. Will you provide a written estimate?
Get at least three written estimates. Each one should list materials, labor, permits and cleanup. Be wary of an estimate that is far lower than the others.
6. Who will do the work?
Find out whether the company’s own employees or subcontractors will do the job, and who will supervise.
7. Will you pull the permits?
Most significant electrical, plumbing and structural work needs a permit. A reputable contractor will handle permits and inspections.
8. What is the payment schedule?
Avoid paying the full amount upfront. A reasonable deposit followed by payments tied to completed milestones protects you.
9. What warranty do you offer?
Ask about warranties on both labor and materials, and get them in writing.
10. How will changes be handled?
Projects often change. Ask how change orders are priced and approved, and insist that any change is written down.
